Final Walk-Through Inspection

Before closing, you will conduct a final walk-through of the property. This is your last opportunity to verify that all contingencies in the Purchase Agreement have been fulfilled and that the seller has vacated and left the property in the agreed-upon condition. The final walk-through typically takes place the day before or the day of closing.

Closing Day

When you are satisfied with the final inspection, it is time to close. You, the seller, and the closing agent will review and sign the settlement agreement, which details every financial transaction completed throughout the process. You will sign your loan documents and deposit the remaining balance of your down payment and closing costs into escrow. Funds can be delivered either by certified bank check or via electronic wire transfer in the amount specified on the settlement statement. Once all documents are signed and funds are confirmed, the deed will be recorded at the County Recorder's office and you will officially take ownership of your property.
