What are the tenant qualification requirements?
Applicants must meet the following requirements:
- Minimum credit score of 600
- Gross monthly income of at least three times the monthly rent
- Positive, verifiable rental history
- No prior evictions or outstanding collections from previous landlords
- No disqualifying criminal history, subject to applicable law

Can you hold a place before I apply?
At Real Property Management Services, properties are rented on a first-come, first-served basis. A completed application along with the required fees is what secures your place in line. With over a decade of experience helping tenants and owners alike, we know how quickly great properties move, so we strongly encourage you to apply as soon as possible to avoid missing out. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Move-in costs vary depending on the property. In most cases, tenants are required to pay the first month's rent along with a security deposit prior to moving in. Certain properties may also require last month's rent upfront. Our team is transparent about all costs from the start so there are no surprises on move-in day. -
How old do you have to be to apply?
To apply for any of our managed properties, applicants must be of legal age to enter into a binding lease agreement. This is generally 18 years of age or older. This requirement exists to ensure all parties are legally protected throughout the rental relationship. -
Is the deposit refundable?
Yes, security deposits are refundable provided the property is returned in good condition, with no damage beyond normal wear and tear, and all lease terms have been fulfilled. Deductions may be applied for unpaid rent, damages, or cleaning fees. We handle the deposit process with full transparency so tenants always know where they stand. -
Who needs a cosigner?
A cosigner may be required when an applicant does not fully meet the income, credit, or rental history qualifications on their own. Cosigners must satisfy our financial requirements and sign a guarantor agreement. Our screening process is thorough but fair, and we work to find solutions that protect both tenants and property owners. -
You have a property I want to rent. How do I apply?
Applying is straightforward. Applications can be submitted online or in person and must include a completed application form, the applicable application fee, and supporting documentation such as proof of income and a valid form of identification. How do I pay rent?
Depending on the property, rent can typically be paid through an online tenant portal, via automatic bank transfer, or by check or money order. We prioritize convenient and reliable payment options because we believe a smooth rental experience benefits everyone involved. -
I want to get a pet. What should I do?
Before bringing a pet into your rental, review your lease agreement and reach out to our management team directly. Some properties welcome pets with an additional pet fees, pet deposit or monthly pet rent, while others may have breed or size restrictions. We encourage open communication so we can find the best path forward for you and your household. -
I want to move out, but my roommate wants to stay. What should I do?
This is a situation that requires careful coordination. Lease agreements typically hold all tenants equally responsible for the full lease term. If your roommate wishes to remain, they may need to demonstrate they can qualify for the unit independently or identify an approved replacement tenant. My lease expiration is coming and I want to move out. What should I do?
Most leases require written notice of your intent to vacate within a specific timeframe before your lease ends. Review your lease carefully to confirm the required notice period and submit your written notice before the deadline. Who is responsible for paying for repairs & maintenance requests?
Real Property Management Services handles routine maintenance and repairs as part of our full-service management approach. However, tenants may be held responsible for damages resulting from negligence or misuse of the property. All maintenance requests should be submitted promptly through the proper channels so our team can respond quickly and keep your home in the best possible condition.
